Contents Restoration After Water, Fire, or Mold Damage

24/7 Emergency Response: (951) 579-4096

When a water loss, fire, or mold event hits your home or business, the structure is one problem. Your belongings are another. Furniture, electronics, clothing, documents, artwork, kitchen contents, sentimental items — most of it can be restored if handled correctly within the right time window. Delay costs you coverage. Poor handling costs you the items themselves.

Superior Restoration provides full contents restoration services across our Southern California service area, including pack-out, inventory documentation, specialized cleaning, and storage while your property is being repaired. Our technicians are trained to handle everything from water-logged furniture to smoke-contaminated clothing to mold-affected personal property.

What Contents Restoration Covers

The term “contents” in a restoration context means everything that isn’t permanently attached to the structure. Insurance policies separate this into two categories — the structure itself (Coverage A) and personal property (Coverage C). Contents restoration addresses Coverage C.

What we handle:

Furniture: Wood furniture, upholstered pieces, mattresses. Water damage can warp, stain, and swell furniture rapidly. Fire and smoke damage penetrates porous materials. Many pieces that appear ruined are restorable with professional cleaning and deodorization.

Electronics: Televisions, computers, home theater systems, appliances. Electronics are among the most time-sensitive items after a water event. Professional drying and assessment within the first 24-48 hours significantly improves restoration outcomes versus replacement.

Documents and Photos: Insurance policies, financial records, photographs, artwork. Wet documents require immediate freeze-drying to prevent mold and permanent damage. We coordinate with document restoration specialists for critical records.

Clothing and Textiles: Smoke odor in clothing requires ozone or hydroxyl treatment, not standard laundering. Mold-affected textiles require specialized cleaning protocols. We document and inventory everything before any cleaning work begins.

Art and Collectibles: Southern California has a high concentration of high-value art, collections, and specialty items. We handle these with care and can coordinate with third-party appraisers and conservators for items requiring specialized treatment.

Kitchen and Household Items: Most hard-surface household items — dishes, cookware, small appliances — can be decontaminated and restored after water or smoke events. We document everything and clean on-site or at our facility depending on the scope.

The Pack-Out Process

For significant damage events, an on-site pack-out is usually the right call. It gets your belongings out of the damage zone, prevents secondary damage during the structural repair phase, and gives us the controlled environment we need to properly clean and restore each item.

Inventory Documentation

Every item is photographed and catalogued before it leaves your property. This inventory is your protection — it goes into your insurance claim file and tracks the chain of custody for every piece. We use this documentation to establish what was taken, what was cleaned, what was restored, and what was lost. Your adjuster gets a copy.

Transport and Storage

We transport contents in climate-controlled vehicles and store them in a secured facility while your property is being restored. Items are not returned until the structure is ready — we don’t put clean contents back into a wet or smoke-damaged building.

Cleaning and Restoration

Different items require different cleaning methods. Hard surfaces get ultrasonic cleaning or manual decontamination. Textiles go through ozone or hydroxyl odor treatment. Documents get freeze-dried. Electronics get assessed by trained technicians. We don’t apply a single process across all categories.

Return and Reinstatement

When the structure is ready, we return contents to your property and help you reinstate. Items that couldn’t be restored are documented as losses for your insurance claim.

Contents Restoration and Insurance Claims

Insurance adjusters require documentation before approving contents claims. A verbal description of what was damaged is not sufficient. Our inventory process creates the paper trail your carrier needs: item descriptions, photos, cleaning scope, restoration outcomes, and replacement cost documentation for total losses.

Most homeowner’s and renter’s insurance policies cover contents restoration when the event is a covered peril. Business owner’s policies cover business personal property. We’ve worked with every major insurer in the California market and know what documentation each carrier expects.

One common mistake after a loss: discarding damaged items before an adjuster or restoration company can document them. Don’t throw anything away without documentation. What looks unsalvageable often isn’t — and documented losses you couldn’t save are still covered.

Common Questions About Contents Restoration

Do you handle contents restoration for businesses?
Yes. Office furniture, equipment, inventory, and documents all fall under our contents restoration scope. We coordinate with business owners on priority items and work to minimize business interruption during the restoration process.

How long does the pack-out process take?
Depends on the size of the property and the volume of affected items. A typical single-family home pack-out takes one to two days. We can often begin the same day or the next morning after a damage event.

Can you restore items with smoke smell?
Most of the time, yes. Smoke odor penetrates porous materials deeply, but ozone treatment and hydroxyl generators are effective for textiles, soft goods, and many hard surfaces. The key is timing — the sooner smoke-damaged items are treated, the better the outcome.

What happens to items that can’t be restored?
They’re documented as total losses in your claim file. We photograph them, note the reason for non-restoration, and include replacement cost documentation where possible. Your adjuster uses this to process the loss payment for those items.

How is my property secured while in storage?
Contents are stored in a secured, climate-controlled facility. We maintain chain of custody documentation throughout and can provide storage facility information for your records.
